Providence Town Center

Providence Town Center

Providence Town Center is a $152-million regional shopping center on 82 acres in Upper Providence Township, Montgomery County, PA. The high-profile 740,000-square-foot center is designed as a "Life Style Center" flanked by traditional big box stores and an independent Wegman's grocery store. Extensive use of hardscape and landscaping encourages the customers to walk throughout the site to view what is ahead. Two courtyards were placed at focal points to be used for local community events. Utilizing the current best management practices for stormwater, the parking lots drain into landscaped areas to promote infiltration before the water is funneled into a combination of above-ground and underground basins. The construction of this shopping center was coordinated with the Route 29 widening project for PennDOT. Bursich received two consecutive Plat Competition awards in 2010 and 2011 from the Pennsylvania Society of Land Surveyors for ALTA/ACSM for the Wegman's and entire shopping center, respectively.


Shannondell at Valley Forge

Shannondell at Valley Forge

Shannondell is a Senior Living Community located on 120 acres in Lower Providence Township, Montgomery County, PA. It consists of 2,000 independent living units arranged in four neighborhoods of mid-rise apartment buildings. Bursich has been integrally involved with the design and construction of Shannondell. A high priority of this project involved retaining as much of the existing mature tree stands as possible. Beginning with sketches and proceeding through preliminary-final designs, approvals, survey stakeout, and as-builts, we have watched Shannondell proceed from an idea to watching the first three phases rise from the ground. Bursich was responsible for all site design including the use of new ponds for stormwater management, soil erosion controls, and extensive landscaping. The site is split by Mine Run, necessitating the need for a HEC-RAS study to determine the limits of the 100-year floodplain. Numerous approvals were obtained from the township, PennDOT, PA-DEP, and Army Corps of Engineers for the various permits associated with developing this project.

Traditions at Inniscrone

Inniscrone Phases Three through Six are the remaining phases of a planned residential community consisting of 497 single-family detached dwellings and townhouses in London Grove Township, Chester County, PA. These phases encompass approximately 172 acres and include 256 dwelling units constructed in proximity to the existing Inniscrone Golf Course, which was constructed as part of the original planned residential community. Bursich designed stormwater management facilities to promote infiltration and incorporate Best Management Practices (BMP) using a combination of infiltration basins and trenches, wet pond basins with forebays, and vegetation/plantings. An extensive trail system was designed to link the first two phases of the planned residential community with the golf course and phases three through six, including four wood pedestrian bridges to span existing streams. The development was designed with consideration given to preserving existing stream corridors and wetlands, large existing stand-alone tulip tree, and farmstead ruins including a stone silo foundation.
